A Question for the Techies

I need a suggestion. I’m wanting an HTML editor that is small, light, and preferably open-source. I want something that is like Notepad but has a preview capability (so I can click between code and view without opening a browser window until I’m ready). I have GoLive and Dreamweaver but they’re too much for what I want.
I want something that is a small download, doesn’t use very much ram, opens and closes quickly, and lets me see what I’m doing as I go. I want this so I can build posts offline and then save on the blog when I’m finished.
Thoughts?
